NYSE-listed office REIT Hudson Pacific Properties, Inc has extended the USD1.1 billion CMBS loan secured by its Hollywood Media Portfolio alongside its joint venture partner, pushing the debt's maturity out to 9 November 2027.
The extension keeps the stated interest rate unchanged and requires no principal paydown at closing, giving the REIT breathing room as it works through a broader debt maturity schedule while continuing to lease up its studio and office complex.
The move comes as office landlords and REITs across major US markets continue to navigate a challenging refinancing environment, with lenders more cautious on commercial real estate and borrowers seeking to buy time rather than take on fresh capital markets risk.
