From the rally seen in the stocks of US office REITs on 20 January, it appears that investors are largely expecting the Trump administration to be positive for the US office markets, but could these sentiments be misplaced?

President Donal Trump began his second term on 20 January and just hours into his presidency, he signed a slew of orders including one that requires federal employees to return to the office.

“Heads of all departments and agencies in the executive branch of government shall, as soon as practicable, take all necessary steps to terminate remote work arrangements and require employees to return to work in-person at their respective duty stations on a full-time basis, provided that the department and agency heads shall make exemptions they deem necessary”, reads a statement issued by the White House on 20 January.

On the surface, this could set the momentum for a nation-wide return-to-office mandate and may be a key factor in revitalising the US office market including US office REITs, said Scott Homa, Head of Property Sectors Research at JLL.
