Kasumigaseki Hotel REIT Investment Corporation has reported a 20.5% year-on-year rise in RevPAR across its 11 variable-rent hotels for July 2026, as record-high inbound tourism to Japan lifted room rates through the summer.

In a filing dated 8 September 2026, the REIT said occupancy across the 11 properties reached 74.8% in July, up 12.0 percentage points from 62.8% a year earlier.

The average daily rate rose to JPY27.011 million, up from JPY26.714 million, while RevPAR climbed to JPY20.209 million from JPY16.772 million.

Revenue across the properties rose to JPY287 million from JPY238 million, an increase of JPY49 million.

The REIT attributed the improvement to strong demand during the second half of July, which encompassed the holiday period and the start of the summer vacation season, allowing operators to set room rates above the previous year's levels.

As a result, RevPAR exceeded the same month of the prior year at all 11 properties.
The performance came against a backdrop of record inbound tourism.

Citing estimates from the Japan National Tourism Organization, the REIT noted that approximately 3.44 million international visitors were estimated to have travelled to Japan in July 2026, up 0.1% year-on-year and the highest-ever figure for the month.

Visitor numbers from 17 markets, including South Korea, Indonesia and Mexico, reached their highest-ever levels for July.

The 11 properties covered under the variable-rent scheme include fav Takamatsu, fav Hida Takayama, fav Ise, fav Kumamoto, fav Hiroshima Stadium, fav Hakodate, fav Tokyo Nishinippori, fav Hiroshima Heiwa Odori, fav Kagoshima Chuo, fav Tokyo Ryogoku and FAV LUX Hida Takayama.
